Curtis Pope 0:09
All right, here we go. It is time for the REMAX Magnolia show the real estate show with Michelle Cummings and myself Curtis Pope. And today we have some guests. We have a whole lot going on. You're going on a hike. It's right. It's it's a busy morning the weather. It's the weather. Yeah, perfect weather for it.
Michele Cummins - PREC 0:24
Gotta get moving. Gotta get moving in the sunshine. And absolutely, well, October weekend or last October weekend of October,
Curtis Pope 0:32
last October weekend of October. And Halloween. I'm still trying to wrap my head around the last October weekend of October. It could be the first weekend of November early. I don't know. I'm confused now.
Michele Cummins - PREC 0:43
It's all about October. Okay. And still about October until the end of October. It's sweater weather right coming around sweater weather, weather weather. So the interest rates they held up they did on the 25th. Will they hold again the next time they meet on December 6? We don't know. Nobody holds that crystal ball.
Curtis Pope 1:03
Well, economists have been giving us all kinds of insight. And they've been right so far, for the most part.
Michele Cummins - PREC 1:08
See, listen to those who are wiser and in the industry that they are good at
Curtis Pope 1:13
everybody. But other than me.
Michele Cummins - PREC 1:16
Well, you have some good tips about radio
Curtis Pope 1:19
occasionally. Yeah, yeah.
Michele Cummins - PREC 1:21
So the newest real estate rules that are out and it has a lot to do with real estate is short term rentals. Have you heard about that?
Curtis Pope 1:30
I was thinking a lot about you and the short term rentals thinking we'd probably be talking about that this week.
Michele Cummins - PREC 1:35
Yeah, my accountant called me to about I'm sure they did. So a lot of changes. And we're not going to get into it on the show. But just wanted to mention that the rules are changing for short term rentals and in DC and they want to change short term rentals instead of under 2830 days. Now they're wanting to do short term rentals as of anything under 90 days, which makes it much more difficult. And of course, it has to be your primary residence except for some areas. There's there's exclusions. So we're talking Whistler resort areas, such as Hemlock, Sasquatch area, and some other areas of town Vancouver. Oh, you know what, right by Rogers Arena? And BC plays,
Curtis Pope 2:17
right? It seems like an exemption area. Absolutely.
Michele Cummins - PREC 2:20
And how many cruise ships come in, and people need to stay somewhere. This in Vancouver is a tourist attraction. And BC is all about tourism. They should not push away tourism by pushing away short term rentals because I tell you, the people I know that have short term rentals in Vancouver city. They are all rented to people who are tourists. Mike, it's that's that's what it is. Yeah. So yeah, so some changes happened in there. The other exemption or one other one is a population of under 10,000 people. So if you're in that area with an Airbnb, short term rental, no worries. So you know, there are people out there that what they do is have like 100 short term rentals, like that's their business, they hire a property management company. And they have 100 short term rentals. And that's what they do. So, you know, maybe if the government just looked a little bit closer at, you know, who they should actually be be approaching about this thing. It's not the little mom and pops and the people that have one or two, you know, vacation rentals for their themselves and such, it's, it's those that are making a career of it, if you are going to crack down on him, go to the people who own 100 each.
Curtis Pope 3:35
If that makes more sense that you would kind of want to look at the numbers and see, is there like 10 people who have a lot of this and a bunch of individuals or is it? Are you just gonna go out for everybody?
Michele Cummins - PREC 3:46
Yeah, exactly. So, you know, I'm not on the task force or anything, but I'm sure there's some smart people you'd
Curtis Pope 3:53
be happy to be on it if they want to give you a call.
Michele Cummins - PREC 3:55
You don't have to Don't say that. No, I would I would if somebody asked me to. But no, you got to fight for property rights. And that's really important. So I we have a really, really good show today. Today. I first
Curtis Pope 4:09
I'm kidding. I'm kidding. Yeah. No, seriously though.
Michele Cummins - PREC 4:14
I have with me the most amazing team for the office. And I'm telling you, ReMax Magnolia has the best and we have them here with us in the studio. And it's Rebecca Ray who was our broker manager Hello Rebecca high.
Curtis Pope 4:33
Woman a few words very few rarely.
Michele Cummins - PREC 4:37
And we have Cheryl who is the office conveyancer and admin Hi. And then we have wonderful Megan and she is our admin but she's like, everything in one she She really takes care of my business personal real estate business as well as the Office team environment agents and Megan say hi to everyone. Hello, everyone. So I'm really happy that you are all here. Thanks for taking the time. And what we're going to what we want to do on the show is you know, everyone who listens to the show and our podcast. They've heard me and Curtis for how many years now?
Curtis Pope 5:17
Seven teen.
Michele Cummins - PREC 5:18
Oh my goodness. Well, Close.
Curtis Pope 5:21
Close. No, I believe it's I think we're in our fifth season. Are we not
Michele Cummins - PREC 5:24
something like that? 2018 I think it was math is
Curtis Pope 5:27
hard for me to
Michele Cummins - PREC 5:29
meet you. Yeah. I passed the real estate exam though.
Curtis Pope 5:32
That was important. There's very little math and radio school. So I did. Okay. All we need is a calculator. Exactly. There's one on my phone now.
Michele Cummins - PREC 5:41
So I know I've been like talking too much. You know, nobody wants to continue hearing me all the time. Curtis, you have a voice for radio, people love hearing you. But I'm like, You know what? Let's open up the mic to some other amazing smart human beings who have a lot to offer and say about the real estate industry advice, tips information. And so today's show is our kind of our launch show I would call it because we have the the people behind the curtain of REMAX Magnolia and what makes REMAX Magnolia so fantastic and run so smoothly. Are these three beautiful women here and so I'm gonna we're gonna start with Rebecca
Curtis Pope 6:23
are saying as these ladies are the best and brightest that you have. Yes. Which is why James isn't here.
Michele Cummins - PREC 6:31
James, turn off the radio right now. Five seconds. No. No, Rebecca, can you I first want to say welcome back to REMAX. Thank you. So what brought you back to REMAX you and tell the listeners, you know how long you've been in the business? And what what? Yeah,
Speaker 1 6:56
I've been licensed since 2003. And, and then I started at REMAX at 2004 and then left in 2011. And now I'm back.
Michele Cummins - PREC 7:07
We're glad you found new chapter. And how have you found the transition so far?
Speaker 1 7:14
Not bad. There's a lot more technology compared to 2004. So I'm busy trying to learn all of that. But it's good to be back in the happy family environment that we had at REMAX. And it's a lot of fun.
Curtis Pope 7:28
It is crazy how the world has changed in the last 20 years, though, isn't when you really think about it. Because I got into radio. The little bit before that same thing. When I got into radio, there was no social media stations barely had websites, all that we've had to learn all that and more in the last 20 years,
Speaker 1 7:42
Facebook was the big thing. That was the new thing was getting stuff on Facebook,
Michele Cummins - PREC 7:48
all the systems and I mean with REMAX there's the Mac center, and we've got our amazing Cavey core system. And we've got so many webinars and so many conferences and so much to offer and then all the systems behind it that support it. So it's a lot and with our office, we were very fortunate to be able to start fresh and new. So we didn't merge or buy another company. Or you know, this is from scratch. REMAX Magnolia is for everything's from scratch, so we were able to take So Rebecca and I were on a lot of meetings going and we reviewed a lot of different systems and a lot of different broker owners and managers across Canada to find out what are the best systems to make the office, the smoothest operating machine for our agents so that they can do more deals serve their clients in a better more exceptional way without having to worry about some of the mundane things some of the paperwork so get the systems going. And so we spent a lot of time previous to opening Rebecca and I searching all the different systems and choosing the best ones and Rebecca Rebecca
Curtis Pope 9:03
the best one obviously
Michele Cummins - PREC 9:10
Rebecca what what is something you're looking forward to in our first year of opening out
Unknown Speaker 9:15
the end of the first year
Michele Cummins - PREC 9:18
open as a true broker manager
Speaker 1 9:19
and of the first year yay, yeah. And everything's
Michele Cummins - PREC 9:23
been smooth so far, hasn't it?
Unknown Speaker 9:25
Oh, for sure. Yes, some sailing
Michele Cummins - PREC 9:29
luckily, Rebecca and I interviewed a lot of worker managers before having Rebecca and I gotta tell you, Rebecca's heart and her passion and her energy, and her wisdom is like bar none the best. I I know and I interviewed and I've talked with, and so I was so excited when she when she shared that she really wants to be part of it. And I'm it's been it's been really, you know, the beginning of anything. There's a lot of Have things you're learning everything's new and there's just so much so my what I'm looking forward to mostly this coming year is actually being able to because our office has been been in renovation to is I think everyone knows it should be ready in the beginning of or mid November let's hope it's supposed to be November 6.
Unknown Speaker 10:28
Stockings I miss him guys check out our pumpkins and put our stockings,
Unknown Speaker 10:34
social interaction at work.
Michele Cummins - PREC 10:37
We're so excited all of us to be in the office and be able to be there for each other and that atmosphere and it's going to be gorgeous. Very excited to show into work out of that environment. So we're really excited. So yeah, that's my most exciting thing about the coming up is just being able to be together in the office and and doing all the all the visions and dreams that I have seen them in place. Because right now we're all sort of working out of our cars and from home and out of the studio. I can
Curtis Pope 11:12
see that as well. We should probably think about taking a quick break here. And I know you've been practicing because you've changed your website. You've been nailing it the last couple of weeks. But if people want to see your listings and things like
Michele Cummins - PREC 11:22
that, where can they go? REMAX Magnolia realty.com
Curtis Pope 11:25
Perfect, we're back with more right after this.
We're about to segment number two or three Max Magnoli real estate show with the show come into my salt curtains open or special guests. I will hand the mic back over to you because I know you have questions and things you want to talk about.
Michele Cummins - PREC 12:14
Oh yeah, so we have Rebecca here our broker manager, ReMax Magnolia and Cheryl, our conveyancer admin and Megan, our team environment admin and my personal assistant and I have a personal assistant. Yeah, whether she likes it or not. It's not enough that
Curtis Pope 12:37
her salary should be doubled.
Unknown Speaker 12:38
Thank you, Curtis.
Michele Cummins - PREC 12:42
My personal real estate
Curtis Pope 12:43
Oh, ideally, your personal assistant, maybe to triple o at least. No, but we spoke
Michele Cummins - PREC 12:52
with Rebecca a little bit on the first segment. So if you missed it, you know, go back, listen to our podcast, watch our video, you can see our happy smiling faces. And check it out. I did want to say though, you know, we were gonna be open we were talking a little bit about the delays in construction and, and our you know, we were trying to have patience and getting into the office space. And we were really hoping to be able to hand out candy on Halloween to the kids and their parents. Anybody in between, on on Halloween like from three to five so but we even though we're our office isn't going to be open or handing out candy this year. Please go down to downtown mission between three and five. And they're like it's 1000s it's so fun. You see everyone dressed up and it's a great time and everyone downtown they hand out candy. So from three to five and downtown Abbotsford is from two to five. So go downtown Abbotsford at two o'clock and then had a mission afterwards and you get more candy. Now you're thinking yeah, I love downtown's. And we're I'm so happy to be downtown. I just love downtown core, you know, we kind of a scene that we come up with with our you know, our, our renovations in the office is sort of like gas town meets farmhouse, you know, so like downtown gas town. There's so much history there. It's like downtown New York and then you know, the Queen and the beauty of the farmhouse style and just it's perfect for you know, our area the Fraser Valley we're known for, you know, farmland and you know, greenlees that horse capital BC is at least last time I checked, they still were right. So, Langley is where I first came when I moved to Canada and just love the Fraser Valley. So we're excited to have that atmosphere in our offices. And so yeah, go down get some candy on Halloween. We will definitely be there open next year. Better be finished by them, right. Do you have any wood in here from
Curtis Pope 14:48
here is actually wood.
Michele Cummins - PREC 14:50
Thanks for knocking. So okay, I want to talk now with Cheryl and Megan. And, you know, let our listeners know first of all Your history in REMAX as well it's funny I say welcome to back to REMAX with Rebecca and but Cheryl and Megan you all know like REMAX because the brokerage is really important as well as the realtor and so you know I definitely chose the best brokerage to be part of I could have opened up you know, a boutique one my own could have partnered or opened up anyone but REMAX is the number one brokerage sells more real estate than any other brokerage in the world, but specifically to our area, our agents on average, you know, they're professional, real professionals like there's, there's a lot of responsibility, a lot of a lot of accountability with REMAX agents and so much that REMAX as a huge brand offers the community in recognition and what they give back through Children's Miracle Network and we our Children's Miracle Network office and and you three are such a huge part of it. So can you share with our listeners like your passion for you know, you, you so wise Cheryl, you have such organizational skills, and you're so focused in such a good way and you're, you're so like social and like you're just so fun to work with. And you have such great ideas and you just you just you take the bull by the horns, you just do things you get it done, do you do what it takes, which is a big motto of mine as well. And and Megan you you just I said a little bit when I was introducing you to but it's a lot what you have to put up with and what you know really Curtis knows it
Curtis Pope 16:42
to deal with her a couple hours a week.
Michele Cummins - PREC 16:45
And so but you know you can share she please share with us like what what is it that you love about, you know, ReMax and maybe working at our office and what you're looking forward to?
Speaker 3 16:56
Yeah, I mean, like there's so far like nothing not to love about working at our office other than not being in the office. Working with my cat isn't the best. But yeah, like just being part of just such like a it's just like a group of people that are just good in their core. And it's in my working life. Like I haven't found that where every single person that I'm working with is just like just a genuinely just like a good person. Hard working good people. It's it's hard to find. From what I found so far.
Michele Cummins - PREC 17:30
I remember when I first met you at the Penny and I think Megan that's where we first met to actually at the penny coffee house in downtown, you must go visit it if you don't know their coffee. It's amazing. And so we had, it was such a good meeting like with both of you there was such a kindred spirit and I was like I love you can I say literally such great personalities and peep and you're good people and hopefully I'm I know I'm a good judge of character. It's brought me this far in life and and so I'm just so happy that you chose to make this big change. And Cheryl you are have been in mission for a long time Megan Abbotsford and mission and and you have a lot to offer our customers and our agents because you know the area so well. And you've been in real estate for a while. So yeah, sorry. I'll stop. You please go ahead. And
Speaker 3 18:24
yeah, no, like it was. I just feel like everything lined up the way that it was supposed to. Especially as far as timing with like you opening and which is when I left my previous job and just how everything just worked out. And Megan coming on, like everything was just, we talked about it all the time you get an idea about how it was just like total fate.
Speaker 4 18:42
Well, because they worked together previously at our other job and then we split up and then now we're back together again. So it worked out perfectly, but honestly did. Yeah. When I
Michele Cummins - PREC 18:51
was at the conference with the last conference. I was sitting behind the end the realtor turned around and goes, oh my gosh, how's Megan doing? And he was so excited. And he's Oh she's so amazing. And it's so neat hearing from other realtors in the industry. Who knew you before I knew both of you. And just everything they have to say about how amazing work ethic and people you both are in. Yeah, you worked together. Yeah. Which is amazing. And when I saw
Unknown Speaker 19:19
this girl everything she knows
Unknown Speaker 19:25
ship is floating.
Unknown Speaker 19:27
We're simpatico Yeah.
Michele Cummins - PREC 19:30
What is something that you're really kind of excited about seeing happen in the next coming year for the office and and yourselves?
Speaker 4 19:39
Well, obviously opening is working together. I don't know just I'm just excited. Yeah, to work with everyone that's joining the brokerage I think you're building like a really good team and we're going to have a lot of fun and do a lot of deals.
Michele Cummins - PREC 19:53
And the agents that are coming on. We I really I want and I think I've shared this with you before, but how wanting to make sure that all the agents in the office that you know, because it's it's family, we are supporting each other, helping each other, grow and be better human beings and be better people to serve the needs of our community, our friends, or family or neighbors. And so it really like as far as personalities and everything like that is that we all are part of the decision making process. And so I'm excited about that, too. And so I think our time is already running so fast. So I think we have to move on. But is there anything else that you want to share? Rebecca, Cheryl and Megan, with the listeners I feel so on the spot. Well, we're gonna have a lot of community events. We're going to be doing a lot in the community. We've already done the hike for hospice and we're sponsoring the hospice gala coming up in April. And in we're supporting the outlaws our local local hockey team there. And so we are really excited about also sponsoring the race race track that we have in Michigan. So anything in our Fraser Valley area, we're really excited to be part of and do what we can anyways as as the REMAX office, north of the river. So with that, I want to dimension a new listing of mine, a couple of them. This one is really exciting. It's open house today between two and 4pm. Christine Allen out of our office is hosting this beauty. It literally just hit the market. It's at at 83 Eagle crescent, and you definitely don't want to miss this one. It is so adorable. It's been renovated just this year, it's backing onto the ravine, completely private. It's tranquil. It's two storey plus a basement. It's over 2000 square feet, a four bathroom. It's three, sorry, a four bedroom three bathroom home. It is so beautiful. And it's a farmhouse style. And it's got glass huge deck sundeck. You can entertain on the covered deck below, with the gas hookup for the barbecues, great to entertain family and friends. And again, it's private. It's all been renovated. It's gorgeous, it's smart, definitely go out there and have a look at it today from two to four and have a look at the video and all the online over 40 photos and floorplan at Michelle cummins.ca. And then we've got an actual look, if you're looking for lease we have a place in the mission Mall. It's 5000 square feet. It's right off Jane Street with access on First Avenue and behind the back alley. And there's lots of parking in the back. If you maybe have a medical pharmacy, daycare, these are the types of businesses that would work really good in the space. It's unit number 209. And it's in the mission mall and it's for lease right now. And then I've got a townhouse for sale and mission as well. So it was just listed. So have a look again on my website about that townhouse off light body and then a 12,000 square foot house that has a suite in it and a back lane access to a detached double garage that's rented out separately from the house. This is right steps from Centennial Park and really close to the recreation center. And it's very private as well. So have a look at those new listings. It is the end of October but new listings are still coming in by force. So contact me or any of our agents at REMAX Magnolia to help you with your real estate needs. And thank you for listening and ending with a quote this the show and
Curtis Pope 23:46
I did for a loop that you're gonna do a quote and I was panicking going I can't show it just got a quote
Michele Cummins - PREC 23:51
I should I have it here okay. People do not decide their future they they decide their habits and their habits decide their futures. Is that a tongue twister? It is. That's FM Alexander who is an Australian actor and author. So crikey who cracky so watch your habits.
Curtis Pope 24:11
All right. Well, if they want to find more information about your habits, and maybe your listings, where can they go?
Michele Cummins - PREC 24:17
REMAX Magnolia realty.com
Curtis Pope 24:19
