Curtis Pope 0:20
What's that time it's time for the company's real estate show with Michelle Cummings and myself Curtis Pope Anna. Good morning to you, Michelle.

Michele Cummins - PREC 0:27
Good morning, Curtis.

Curtis Pope 0:28
Well, here we are. We're back at it's another weekend looks like it's gonna be a nice weekend weather wise. I know you've been selling houses left, right and center the

Michele Cummins - PREC 0:36
last few days. It is the fall market. It's crazy busy.

Curtis Pope 0:40
I'm looking on Facebook yesterday and like not one, not two, but three houses. Michelle sold this. Michelle sold us Michelle sold this. I'm like, wow.

Michele Cummins - PREC 0:47
It is like fast and furious. I tell you, it has been good course. It's all supply and demand. And it's the fall market ever since after Labor Day weekend. Bang. It's been

Curtis Pope 0:59
fall market. Well, I couldn't help but notice one of the places that sold really fast was the one I did the video for. Yes. Back. And young Isabella. Was there doing the showing? Yeah. Oh my gosh, yes. So maybe there's something going on with all this. See,

Michele Cummins - PREC 1:11
there's this connection. There's energy. There's electricity here. There's a reason for everything. And I do believe that. And yeah, there was some I would say Irish luck. Good luck. Horseshoe luck. No, I

Curtis Pope 1:25
think it's just Armenian. Well,

Speaker 3 1:27
Holland, is he was really good. Or meaning like, let's see. Yeah, let's

Michele Cummins - PREC 1:32
say that. No. Yeah, that one just went fast, actually. And we're going to talk about a little bit that because that one went in multiple offers. And wow, multiple offers. You say In fact, I just did an evaluation yesterday. And they're like, it's a seller's market. It actually is. Yeah, it's still strong. And we haven't really gone into a balanced market. Even since last February, even a year and a half ago. Typically, it takes about 18 months to correct when we're going into a correction. And we're at that pretty much that 18 month mark right now. So you think it's our balancing, and they didn't raise interest rates last time. And there's some good incentives the government's doing right now we're going to talk about on the show today. Did you know though didn't

Curtis Pope 2:14
know I don't know. I don't know what you're talking about. So

Michele Cummins - PREC 2:18
did you know that today is Batman day?

Curtis Pope 2:24
I did not know that. I should know that. I'm a little hurt that I don't know it.

Michele Cummins - PREC 2:30
Batman. So what are we going to watch tonight? Probably a Batman movie. Which one? Hmm,

Curtis Pope 2:36
that's a tough one. Yeah, always tough because the Christian Bale movies are are so good. But you know, I do kind of liked first Batman because I like Jack Nicholson as the Joker.

Michele Cummins - PREC 2:47
You know what? I love the first Batman The Batman character. He played it. So

Unknown Speaker 2:52
it was great. So great.

Michele Cummins - PREC 2:54
And who was the blonde wavy? What's her name? Peyton. No,

Curtis Pope 2:59
no. Come on. Come on. Come on. Sam is married to Alec Baldwin. Why am I drawing a blank on her name?

Michele Cummins - PREC 3:07
Call us listeners and let us know.

Curtis Pope 3:11
I can't believe I'm drawing a blank on that. That's gonna bug me.

Michele Cummins - PREC 3:14
Oh, yeah. So pretty. Anyways, and Michelle. Oh, I love Michelle Pfeiffer too. And when she did hurt, yes. Just so I'm

Curtis Pope 3:21
raising her. Yes. And he was gonna come to me you did it.

Michele Cummins - PREC 3:25
So today, we have this really fun. REMAX Batman film, check out check out our socials Check. Check out the social media check out mine checkouts REMAX magnolia. You'll see it there. It's pretty fun.

Curtis Pope 3:42
I wouldn't know it'd be wearing a Batman outfit right now.

Unknown Speaker 3:45
Yeah, the spotlight is on.

Curtis Pope 3:49
Notice I like the Lego movie Batman too, because that's what I have not seen that. Have you not seen the movie? It's it's it's for kids. But still adults can watch and laugh too and and Will Arnett you know is the voice of Batman and he's great good Canadian boy.

Michele Cummins - PREC 4:05
Curtis if you had a superpower what would your superpower be?

Curtis Pope 4:16
If I had a super Oh her saying I don't have a superpower

Michele Cummins - PREC 4:20
well you do in the voiceover that listing mind sell really

Curtis Pope 4:24
quick thank you for making me look good folks. A superpower what would I want? You know I kind of feel that I always love the X Men movies come come more of a Marvel guy than DC although I do like Batman. How can you like that man? But I was always into like, the X Men and Wolverine and spider man and stuff like that. Like the whole Avengers thing is my thing.

Michele Cummins - PREC 4:48
Is it almost like a Star Trek versus Star Wars kind of thing when it comes to those two

Curtis Pope 4:54
a little bit but I will say that what I loved about the X Men is anytime you had a superpower to was a villain who had the opposite power. Always balance right. Kind of like Dr. X with the power of his mind. STEWART I kind of liked that

Michele Cummins - PREC 5:13
intriguing and I like it. Well, okay,

Curtis Pope 5:17
well you, you've given this some thought, Oh, you have one woman breaking into sewing now.

Michele Cummins - PREC 5:26
I just I see her spinning. And I just love Wonder Woman.

Curtis Pope 5:31
We're going back to the 70s wonder Oh yes. And Linda Carter looked like Wonder Woman. She was just like, they managed to catch somebody who look just like that.

Michele Cummins - PREC 5:42
She was so good. Know that. You know what I asked that question to Christine Allen realtor from our office. And she said she'd have the power the superpower of healing that touched my heart so much. Well, that's

Curtis Pope 5:57
a very selfless, selfless way of doing it. People were you know, you being Wonder Woman, you've got the lasso of truth, which is gonna make your job a lot easier. I'm really kind of geeking out a little bit here. I probably shouldn't. But you know, there was a great scene in the in the Justice League movie where Aquaman Jason Momoa sits on the lasso of truth. You ever see that? No, wait, he looks over wondering was the cue are gorgeous. You know, he's like, wait a minute, he started he started saying all these things that are coming to his mind. Oh, no. We're sitting on the Lasso of Truth. Or you know, so it's right.

Michele Cummins - PREC 6:30
I was sitting on it. Yeah. That's hilarious. So next Sunday, actually, will our show next week is going to be on a Sunday. That's right. I'll make sure.

Curtis Pope 6:41
Next week well, not next week, the week after?

Michele Cummins - PREC 6:43
Was it the week after?

Curtis Pope 6:44
No isn't next week? I won't know next week.

Michele Cummins - PREC 6:46
One week after the it'll be the 24th Oh, no. Because it's the truth and reconciliation

Curtis Pope 6:50
reconciliation day. Yes. Got special programming going on all day. So we're

Michele Cummins - PREC 6:55
gonna I don't show up on a Sunday when it's supposed to be Saturday

Curtis Pope 6:59
goes to the Sunday and will kind of lead into the Country Classic show. So I'm here anyway, I might do this too.

Michele Cummins - PREC 7:05
Yeah. I like the classics, Dolly Parton. So events. Let's see. Well, the one event this fall of the September I should say not fall is hike for hospice. And it's next Sunday. From 10 to 12. It's at the Heritage Park. And if you can please donate to support of REMAX magnolia. The office is raising money for it and we're going to hike at it and we've got a link on our social media and website but check out the social media site, Facebook or Instagram easiest. And we are Culver called we call ourselves the REMAX Magnolia trailblazers. So you'll see that link on there and that way you get your donation, tax receipts, and ah, the office is going to match donations up to $250. So support the mission hospice, it's an amazing thing that they do for all of our loved ones and for us one day, so you know, reach out to them, if you'd like to, and if you'd like to help us support them by our hike, on that day, come out and hike yourself if you want. It's got Heritage Park starts at 10 o'clock. There's some light refreshments afterwards, it'll be a hoot. So and for a great cause. And again, the Office of REMAX $9 will match everyone's donation up to $250 on that link that you'll find it on our social media. So new regulations. Let's talk about that. So there's new regulations regarding multiple offers and about that listing off Ashmore, which you did the voiceover for Curtis and it sold instantly.

Curtis Pope 8:41
I think it was easy. It was all easy, actually. Yeah, it was I guess we keep dropping his his name. You've been so kind as there's a young lady, my son's girlfriend who was interested in going into real estate and you've been allowing her to come out and hang out and and learn to trade which Thank you very much. That's a very nice thing you're doing for her.

Michele Cummins - PREC 8:58
It's so important to shadow another realtor and to get that experience and to know is this for you because there's a lot more to it than then one would think it's a lot of fun. There's a but you're wearing a lot of hats. And it's a lot of hours. It's what you put into it. So I'm just she's natural. I could already tell so and you kind of have to have that to make it in this business. And she has it Look she's already helping sellers right like amazing. She's

Curtis Pope 9:29
definitely got lots of drive and ambition so she's I think she got a lot a lot going for to pull off this real estate thing. Yeah, she's like, You need more competition.

Michele Cummins - PREC 9:38
I am so looking forward to seeing her growth and seeing her build her empire. She's gonna do really good. So yeah, so talking about the multiple offers, there is new regulations within the Real Estate Board for transparency and it's there's a two items that realtors have to do one if they're going to have a multiple offers situation or wanting that or if they want to hold off on looking at any and all offers, there's something called a direction of presentation of offers. And that's where the seller can choose to wait to look at all the offers on a certain day and time, and can choose whether they will allow a buyer's agent to represent their buyer in person, or if they will only allow their agent, the listing agent. So that's a personal preference. And those are the two items really on that form that is connected with that real estate listing through the real estate system. So realtors can see that on there. And again, it's called the direction of presentation of offers. So if you want to write an offer, and your realtor or the listing agent says, Oh, we're waiting on until next Monday, Tuesday, whenever at this time to look at any and all offers, you can ask to, to see this form, because it is signed by the sellers. So that you know for sure that is the case. So it's about transparency, this one thing about having your buyer's agent represent. I like that as a listing agent. And I like it as a buyer's agent, through some sellers, though, just want their realtor to present all offers. And I could see the efficiency in that and the focus in that as well. But you know, that is the second part on that forum is they say whether or not they're okay with a buyer's agent representing themselves or it has to be the only their agent and there's there's pluses and minuses to to it. So talk with your agent if you're confused or you're not sure. Or if you want your agent to present your offer and in there if they can't, well, it's on that form as well. And the second part of the multiple offers let's talk about when we get back from our break.

Curtis Pope 11:41
All right, we'll take a quick break now people want more information about your listings, if you have any left even selling left, right and center, where can they go Michelle,

we're back with more right after this.

We are back with segment number two and become a real estate show now we stopped there just short of finishing your your new regulations about multiple offers. So we will continue on with that before we get to whatever else you have in store for us.

Michele Cummins - PREC 12:42
Second part of that is the disclosure of multiple offers form. So that is what proves that all agents involved in the multiple offers who they were not actually the realtors involved for all the buyers, but all the brokers that they work for. So the brokerages. So this is transparency and it's actually a great change. I'm really happy about this, of course it's a little bit more paperwork for us realtors, but it's all about transparency, honesty, truth, like, like Wonder Woman.

Curtis Pope 13:16
Anyway, back to the truth and honoring. Yes. And

Michele Cummins - PREC 13:21
so So that's great. So this form is actually given to all the buyer's agents that were involved with the multiple offers within 24 hours of an offer being accepted. So that's the timeframe. It shows a few things on it. One is the brokerage that's involved and when that offer was received, and in which order the offers were received. So those are the three main points on that form, which again, is a great addition and this the first multiple offer I was able to do with these new forms was the one on Ashmore. So it was kind of fun. I may be strange, I know. I like I like all these you know, new things already and

Curtis Pope 14:01
five years into this I think people know know by now.

Michele Cummins - PREC 14:05
The new changes. So federal, the federal Liberals lifted the GST on construction of rental apartments. So this is a new just couple of nights ago, it came out in the news and I had a client called me and asked me about it and it is very specific, though. So it is it is only meant for rental buildings for rental units. So Trudeau announced his government will remove the goods and services tax on the construction of new rental apartments and will extend the deadline. This is another part of the federal change. We'll extend the deadline by one year for small businesses to pay back loans taken out in a prop in a program launched. That was during COVID 19 pandemic, so to help them stay afloat because with the inflation rates with everything that is still happening. So they've extended that loan by one year and they've implemented this GST They've they're looking for new rental units. So we're talking about rentals, some news that came out at maximum rental increases for 2020 Ford, and they're capped at 3.5%. So this is better than it has been in the last couple years, last few years. But it's this is setting it below the inflation rate, though, for the fourth row for a fourth time in a row. So for four years now, what you can raise your rent as a landlord is, has been lower than the inflation rate. Yeah, so 3.5%, everyone for 2024. If you're a landlord, or if you're a tenant, there you go. So droughts, we've been dry, so dry, so many places have restrictions on water usage and places you would never expect in cities and municipalities. We're not even talking about private community water systems. That's a whole nother story. Most of them have completely dried up. Yeah, they may be a little bit now but yeah, drought hits from floods to droughts. Hey,

Curtis Pope 16:07
yeah. For me, think about what you know, your home state of California, where they've gone to the last 1015 years to what they've gone through this year, last year and a half. All the water suddenly coming all at once. And Lake Mead even starting to refill and yeah, bizarre.

Michele Cummins - PREC 16:23
Yeah. How bizarre how bizarre. So

Curtis Pope 16:29
breaking out into 90 songs now.

Michele Cummins - PREC 16:32
Well, I happen to be in Vancouver. The other night and it was 90s music. Okay. Yeah. Anyways, a friend of mine, and the broker manager of our office was there for the concert. I didn't go. I was just there on work. Anyways, they were playing the music everywhere, though. Okay, so 10 BC cities. I get off track on government's housing target list. 10 BC cities. So this is what target list we're talking about? Well, we're talking about affordability. We're talking about housing. This is a real estate show. But the one of the 10 targeted cities is Abbotsford. So yeah. Abbotsford, the city of delta is one, the District of North Vancouver district of oak Bay City of Port Moody district of Saanich. District of West Vancouver. And then Vancouver, Victoria and Kamloops. So these are the 10 the housing target list. It's what the legislative driven push to get cities to build more homes. We need more homes and to build them faster. We had mentioned a few shows before maybe a few months ago about how they were using Abbotsford as a testing ground for a new system that they were implementing to try to fast track developments. And this is part of that. So Housing Minister RACV released the the list at a news conference last Wednesday in Vancouver Park where he was joined by Mayor Ken sim, Gil Akki of the BC NonProfit Housing Association and Thomas Davidoff of the BS UBC Center for Urban Economics and real estate. So while housing affordability they say is a challenge in communities across BC, we selected these municipalities on an objective, thorough and measured process that factored in housing availability, affordability, and unrealized potential in delivering more homes for people. That's from Colin, noting housing experts and economists were consulted in making this list. So Abbotsford is one of them so be ready to see n lots new housing coming up so Local Business Spotlight I want to do this week is really really cool cool business so let's shine a spotlight on him called next level barbershop. You get your hair done. But you up in Abbotsford though yes. Well, if you're ever in Michigan or you want to try them out it the RAD to use an IDS term

Curtis Pope 19:14
you should do a whole show and you know we showing our age we could do an entire show where like you know like 90s lingo and

Michele Cummins - PREC 19:20
that would be fun. That'd be like so awesome.

Curtis Pope 19:25
Well, you are from California so you should be able to throw that on really easy.

Michele Cummins - PREC 19:29
So next level barbershop is an upscale gentleman's barber shop that offers well,

Curtis Pope 19:38
they'll make an exception for you dangle the carrot there is a gentleman's please

Michele Cummins - PREC 19:44
don't make an exception. They're really nice their brothers work together and such. It's too for today's progressive gentleman, and it's a haven where you can just sit back relax and experience the world class art of grooming and services and a gentleman club atmosphere, make sure to swing by and check out their brand new smokin hot barber chairs. Now, as I said that smokin hot barber chairs, they have really nice chairs there. And they happen to be right next to REMAX magnolia. Well look at that right on first and James. So go check them out and then come on over to REMAX Magnolia for when we're actually Oh well, we'll have the penny coffee there to serve and smile and some balloons and candy for the kids.

Curtis Pope 20:31
If you have kids, or he was wondering now for yourself in just Yes, you could long as you have to as long as you want to make an offer you can wander in right now. Yes,

Michele Cummins - PREC 20:39
if you want to find an offer, if you want an offer written for you somewhere you can walk right in right now. Just wear your construction boots, maybe a construction hat and you're good to go or cowboy hat or baseball cap is fine too. And you're good to go. Okay, so actually we're gonna we're gonna Yeah, we'll get to that, you know, soon. But anyways, on to contest because there is a new contest happening right now via REMAX. So it's called the REMAX home. Hello. Hello home cooking

Curtis Pope 21:15
that's a that's a lot

Speaker 3 21:17
i Yes, I had coffees today. So it's called the REMAX Hello home cooking. Check

Michele Cummins - PREC 21:25
it out. It's pinned on the REMAX Magnolia Facebook page and our Instagram page. And enter because this one's on us. You could win a one year meal kit subscription. So go and be winner today. I would love somebody I know to win this. I mean this is I think across Canada. I think it's a Canadian REMAX contest. Interesting. Yes. So yeah, a whole one year meal kit. Subscription. Hello. Wish I could enter. So

Curtis Pope 21:56
you already have Richard cooking you dinner anyways. On a good day. Yeah,

Michele Cummins - PREC 22:00
actually, he'd probably love to. Yeah. No, I can't enter. I'm not allowed. So, Curtis, I have another question for you. Two more questions for you.

Curtis Pope 22:09
You know, it's too early for all these questions.

Michele Cummins - PREC 22:13
What's your favorite room in your house?

Curtis Pope 22:15
My favorite room in the house? Yeah. Wow. I would say probably the the kitchen because that's where I seem to spend the most time.

Michele Cummins - PREC 22:26
Nice answer. Love. It. Makes sense. Okay, second question. Have you ever been in the end off of both ends off of a Twizzler and used it as a straw?

Curtis Pope 22:35
Of course and a half? Yes.

Michele Cummins - PREC 22:37
Okay. No wonder I like you. Okay. Except that good. Yeah, exactly. Only crazy people.

Curtis Pope 22:45
And if you do with a Slurpee, it makes it super like it freezes it. Oh, totally. Yeah.

Michele Cummins - PREC 22:50
I like doing it with a bubbly like a sprite, which is something with a little bit of flavor and bubbly to really get the flavor of that Twizzler in the drink. Yeah. So new listings. Were always a

Curtis Pope 23:01
weird random question, though. I have to say that came out of nowhere.

Michele Cummins - PREC 23:05
I like to throw some curveballs once in a while. There we go.

Curtis Pope 23:08
The sad thing is it wasn't a curveball. I was right there with you. You're just used a curveball. I guess I'm weird too. So new

Michele Cummins - PREC 23:17
listing is a two bedroom one bathroom, wheelchair friendly mobile home in Dooney drosha area of mission and it has a gigantic hole gigantic for mobile home park. I've got two of these listings right now with huge yards. It's hard to find a mobile home park with a big yard and this one has full fenced fully fenced lots of parking. And one parking under a carport that's high ceiling for a high bus RV boat. It's at the great corner end unit of this park. So it's got its private entrance and exit pretty much you don't have to go through the whole park to get out and in which is really neat because there's an outline in both sides of the park. Anyways, it's it's wheelchair friendly. There has a one of those health tubs that's like the big door and then it's a tub. Really nice. So they've just fully renovated it and it's on for 149 888 So under 150 Then we've got an open house today and tomorrow and this is that luxury brand new construction ready to move into right now in the East Abbotsford of Florence and we just had a huge price adjustment. price improvement lowered by $300,000 Oh, yeah. So it is now 2,499,000 This place is just

Curtis Pope 24:39
well. Let me do the voice over you send is he for the open house. So

Michele Cummins - PREC 24:43
Done. Done and done and next week it'll be sold. Sold. So the quote today is we I mentioned her before it was regarding you know what superpower um And she she wanted us to proudly healing. Christine Allen from Remax Magnolia and her quote is Success is not final. Failure is not fatal. It is the courage to continue that counts. Now this is one of her favorite quotes I should say. It's not her.

Curtis Pope 25:14
I was gonna say, Man, she's deep. Yeah,

Michele Cummins - PREC 25:17
yeah, yeah. The superpower of healing and

Curtis Pope 25:21
like, oh, okay, no, she's it's her favorite quote still being but maybe not as deep as I thought. No, that

Michele Cummins - PREC 25:27
was Winston Churchill.

Curtis Pope 25:28
Makes sense. All right. Okay. Well, if people want to see your listings, the there's plenty of them by the sounds of things. Where can they go?

Michele Cummins - PREC 25:37

Curtis Pope 25:38
And join us again next week when we will talk real estate in order to unlock your real estate potential on the show where real estate is maximized. Thanks for listening.
