So there's new regulations regarding multiple offers and about that listing off Ashmore, which you did the voiceover for Curtis and it sold instantly.

There's a but you're wearing a lot of hats. And it's a lot of hours. It's what you put into it. So I'm just she's natural. I could already tell so and you kind of have to have that to make it in this business. And she has it Look she's already helping sellers right like amazing. She's

So yeah, so talking about the multiple offers, there is new regulations within the Real Estate Board for transparency and it's there's a two items that realtors have to do one if they're going to have a multiple offers situation or wanting that or if they want to hold off on looking at any and all offers, there's something called a direction of presentation of offers. And that's where the seller can choose to wait to look at all the offers on a certain day and time, and can choose whether they will allow a buyer's agent to represent their buyer in person, or if they will only allow their agent, the listing agent. So that's a personal preference. And those are the two items really on that form that is connected with that real estate listing through the real estate system. So realtors can see that on there. And again, it's called the direction of presentation of offers. So if you want to write an offer, and your realtor or the listing agent says, Oh, we're waiting on until next Monday, Tuesday, whenever at this time to look at any and all offers, you can ask to, to see this form, because it is signed by the sellers. So that you know for sure that is the case. So it's about transparency, this one thing about having your buyer's agent represent. I like that as a listing agent. And I like it as a buyer's agent, through some sellers, though, just want their realtor to present all offers. And I could see the efficiency in that and the focus in that as well. But you know, that is the second part on that forum is they say whether or not they're okay with a buyer's agent representing themselves or it has to be the only their agent and there's there's pluses and minuses to to it. So talk with your agent if you're confused or you're not sure. Or if you want your agent to present your offer and in there if they can't, well, it's on that form as well. And the second part of the multiple offers let's talk about when we get back from our break.

We are back with segment number two and become a real estate show now we stopped there just short of finishing your your new regulations about multiple offers. So we will continue on with that before we get to whatever else you have in store for us.

Second part of that is the disclosure of multiple offers form. So that is what proves that all agents involved in the multiple offers who they were not actually the realtors involved for all the buyers, but all the brokers that they work for. So the brokerages. So this is transparency and it's actually a great change. I'm really happy about this, of course it's a little bit more paperwork for us realtors, but it's all about transparency, honesty, truth, like, like Wonder Woman.

so So that's great. So this form is actually given to all the buyer's agents that were involved with the multiple offers within 24 hours of an offer being accepted. So that's the timeframe. It shows a few things on it. One is the brokerage that's involved and when that offer was received, and in which order the offers were received. So those are the three main points on that form, which again, is a great addition and this the first multiple offer I was able to do with these new forms was the one on Ashmore. So it was kind of fun. I may be strange, I know. I like I like all these you know, new things already and

The new changes. So federal, the federal Liberals lifted the GST on construction of rental apartments. So this is a new just couple of nights ago, it came out in the news and I had a client called me and asked me about it and it is very specific, though. So it is it is only meant for rental buildings for rental units. So Trudeau announced his government will remove the goods and services tax on the construction of new rental apartments and will extend the deadline. This is another part of the federal change. We'll extend the deadline by one year for small businesses to pay back loans taken out in a prop in a program launched. That was during COVID 19 pandemic, so to help them stay afloat because with the inflation rates with everything that is still happening. So they've extended that loan by one year and they've implemented this GST They've they're looking for new rental units. So we're talking about rentals, some news that came out at maximum rental increases for 2020 Ford, and they're capped at 3.5%. So this is better than it has been in the last couple years, last few years. But it's this is setting it below the inflation rate, though, for the fourth row for a fourth time in a row. So for four years now, what you can raise your rent as a landlord is, has been lower than the inflation rate. Yeah, so 3.5%, everyone for 2024. If you're a landlord, or if you're a tenant, there you go. So droughts, we've been dry, so dry, so many places have restrictions on water usage and places you would never expect in cities and municipalities. We're not even talking about private community water systems. That's a whole nother story. Most of them have completely dried up. Yeah, they may be a little bit now but yeah, drought hits from floods to droughts. Hey,

yeah. For me, think about what you know, your home state of California, where they've gone to the last 1015 years to what they've gone through this year, last year and a half. All the water suddenly coming all at once. And Lake Mead even starting to refill and yeah, bizarre.

Well, I happen to be in Vancouver. The other night and it was 90s music. Okay. Yeah. Anyways, a friend of mine, and the broker manager of our office was there for the concert. I didn't go. I was just there on work. Anyways, they were playing the music everywhere, though. Okay, so 10 BC cities. I get off track on government's housing target list. 10 BC cities. So this is what target list we're talking about? Well, we're talking about affordability. We're talking about housing. This is a real estate show. But the one of the 10 targeted cities is Abbotsford. So yeah. Abbotsford, the city of delta is one, the District of North Vancouver district of oak Bay City of Port Moody district of Saanich. District of West Vancouver. And then Vancouver, Victoria and Kamloops. So these are the 10 the housing target list. It's what the legislative driven push to get cities to build more homes. We need more homes and to build them faster. We had mentioned a few shows before maybe a few months ago about how they were using Abbotsford as a testing ground for a new system that they were implementing to try to fast track developments. And this is part of that. So Housing Minister RACV released the the list at a news conference last Wednesday in Vancouver Park where he was joined by Mayor Ken sim, Gil Akki of the BC NonProfit Housing Association and Thomas Davidoff of the BS UBC Center for Urban Economics and real estate. So while housing affordability they say is a challenge in communities across BC, we selected these municipalities on an objective, thorough and measured process that factored in housing availability, affordability, and unrealized potential in delivering more homes for people. That's from Colin, noting housing experts and economists were consulted in making this list. And one parking under a carport that's high ceiling for a high bus RV boat. It's at the great corner end unit of this park.
