Michele Chats With David of Inspect Canada and Phil Moore about getting a Pre-Inspection
On this past Saturdays episode Michele sits down and chats with David from Inspect Canada and past GVREB President Phile Moore about Pre Inspections and why they benifit both the Buyer and the Seller of homes.
and past GVREB President Phil Moore about Pre Inspections and why they benefit both the Buyer and the Seller of homes.
For the Buyer:
-If a pre inspection is done on a home that they are purchasing, it means that there are no surprises. They will know ahead of time what to expect before they even make an offer. They are still recommended to include a subject to inspection and get one for themselves though.
-During a fast and busy market when there are multiple offers on a property and there is no time to include a subject to inspection, a pre inspection means the buyer knows the issues a home may have and can make a quick but informed decision before making their offer.
For the Seller:
-It allows them to know what needs to be repaired on their homes so they can take care of it before listing. This way they minimize the chance of an offer collapsing when an inspection is done because everything is already taken care of.
-In a slower market where there are more listings than buyers, having a pre inspection done means your house will stand out over the rest that did not get a pre inspection done.
