proper completely. So yeah, my iPhone cable is always rolled up. All cables should be. But yeah. So multiple offers have been happening like crazy. Curtis. It's true. Like maybe, you know, a couple. It's not like it's 30 like it was or 15. But at least there's been a few multiple offers lately. It's it the markets really sprung up?

Well, this spring, and it is you know, it's kind of on track with what some of the experts were saying that, you know, in 2023, we're going to start to see things start to turn around for 2024. That'll get back to our normal craziness.

Yeah, and yeah, and there's low inventory right now. So the low inventory and the buyer starting to spring out forward, then you've got this happening, but also there's been a lot of, you know, collapse sales because of a lot of financing issues. So a little warning is that if you have had your house up on the market, maybe over the winter, and you know, wasn't moving, and now all of a sudden you're getting offers and you're like oh, this is great. Maybe you waited you know, you haven't talked to your mortgage provider in a while. and your pre approval if you were even pre approved for your next purchase expired, well, you may be quite surprised that you can't purchase anymore that you're out of the of the purchase game, which means that you're showing your property you're looking at offers, you're negotiating them, and then just to find out, you can't even buy. So that's very sad. You don't want to be in that position, opposite side with buyers, they've been going coming forward with offers and sometimes really good offers, but then the banks don't appraise them for the value that the buyers willing to pay, you can get a second appraisal, you can get a second opinion, you don't have to rely on the appraisal that the bank has got. I've got one deal right now happened in that way and the buyers want it, they're gonna buy it, and they're just gonna get a second appraisal because sometimes, you know, not all appraisers are made out of the same cloth either. So, it's like a doctor's you know, you know, get a few opinions, right. So, yeah, I wanted to warn on that and I was just watching I, you know, with my I've got YouTube subscriptions. There's this a realtor, he's a Vancouver realtor on big land. He's, he's written a book. He's does a lot of good videos, really about the Vancouver market and he was doing this one, this is the latest one it's called good bad and tough sales. And he talks about pre sales and how it used to be a good investment five to 10 years ago which is totally true. I invest in pre sales as my retirement plan. And but you know, they're not as well priced today since the market has gone up so much even with it. Coming down in the past year. There's still not as great of a buy sometimes as a one year old home or a two year old home you got to pay the 5% GST and there's some other things to consider. So but but buying purchasing a property that is ready like is in construction and close to being finished could be a good deal. I know one of the best developments right now happening that I feel in Abbotsford is downtown Abbotsford off Montrose. It's called the rail district and it's really got a cool vibe and of course you could walk downtown but it's got lots of neat retail so if you know like Garrison crossing and in Chilliwack it's it's somewhat a little bit of that field where you've got retail you've got beautiful homes and I have clients who have bought this gorgeous corner unit is really beautiful but the rail district check it out downtown Abbotsford off Montrose and yes, you can get some amazing throw ins right now like washer and dryers I believe they're still giving away my clients got that and AC unit and in floor heating in the bathroom and such. They're amazing. They're gorgeous. And yeah, so So you definitely and they're all newer homes beautiful. So come out. See my brand new listing will actually hit the MLS on Wednesday. And yeah, and then actually I've to they're going to have open for it was so exciting. Anyways, so and onto a coming soon listing. Let's just do it since we're talking about a new listing. So coming soon as well. I have a very modernized basement entry home coming up off Rexford in Promontory area of Chilliwack. So if you love the promontory area, and you love the community there, there's the park there, the schools are close, they're great community, then you can look out for that also, that's coming next week, price will be announced then. So keep an eye out. Oh, and by the way, okay, so we were talking a bit before the first segment a bit about investments and is pre construction good still, you know, new construction used, by the way, pre sales. I mean, also, one of the things today that investors don't have any more from it is that fact that you used to be protected as an investor for your rentals, you could always rent you were grandfathered, whether they changed the rules in the bylaws or not. But now the government as of January 1, there's no more rules with these restrictions on rentals so really doesn't matter anymore. So that part is out as well. So just make that note. So but also one of the investments in real estate that I love to make personally in my portfolio is vacation rentals and I know we've talked about my vacation rentals before and but I wanted to mention I thought I would give everyone here who watches our show Who Wants to vacation in one of my Airbnb is a 10% discount if you mentioned the show. I'm telling your ATV mountain bikes so much to do in the summer so much to do obviously ski and snowboard in the winter, inner tube with so many things so that one and then I've got my my bed and breakfast my Lodge and Agassi right off the sham slew. And that's really fun in the summertime. The water's up and you can canoe or kayak or go fishing sturgeon your cell phone. Yes. In fact, I saw something the other day but it was my cell phone

It's got a lighthouse tower. It's really neat. And I have a hot tub there. And I put it in the lookout deck and it's got its own access to the beach. And the views are like, wow, it's gorgeous. And
