Michele Cummins - PREC:Like what? Like, I don't like that they change the meaning of words. Okay, add words, but changing a meaning of a word that like I don't get I can
Curtis Pope:never remember that what they mean anyway, off the time.
Michele Cummins - PREC:Like, okay, so there's a question, the Real Estate Board is, is when people call themselves group or people call themselves a team. A group has a different meaning and definition than team. And so things like that, we just got to be careful not to write because
Curtis Pope:a team means you've got Realtors working with you. But a group just means like you're incorporated or whatever.
Michele Cummins - PREC:Exactly. You've got a group of professional service providers. Yeah, they're, it's not that they're all realtors. Right. team would be all realtors on the same team working for the same a really clients
Curtis Pope:mean the same thing? More or less yet? We're splitting. Yeah, I see what you're saying. Yeah,
Michele Cummins - PREC:two different things. A group is a group of professionals, different service providers. It's not all the same as you know the

Michele Cummins - PREC:Well, I'm gonna see I want to see if you can play on our softball tournament for raising money for the food bank this year. Become a realtor to do well. I think can I just give you like an honorarium an honorary? I mean, or something like

Curtis Pope:Well, you know, I mean, how I got months to do my realtor course. That's fine.

Curtis Pope:And your family. My birthday because I'm well not every detail Thank goodness. But no, I'm I'm I've managed to secure one of your properties for the weekend. Happy birthday. Thank you. I will be not the one that Sasquatch which probably has opening stoics know you're trying to you know get bookings on it so snowy? There is the Snowbird coming up. So pretty. Oh, no, I'm gonna be taking in your Vancouver condo. Yeah, I love that place. Figure. I was born there all those years ago, I might as well you know, take my birthday in there. Enjoy it. And it's actually not far from the hospital. I was born last Sunday. I was born in St. Paul's hospital and Berard
Michele Cummins - PREC:okay, we were just talking about like your birth before we started the show and it was such a cool story. I wonder if you, please, it's your birthday. Yeah, tell us.
Curtis Pope:Basically it was my cousin's wedding was the night before. So yesterday was my cousin's anniversary. And so they had the wedding. And I was born a couple of weeks early. Because my uncle apparent was making my mum dance. That's That was her complaint. They get home and my dad's and bad. He's all like, you know, it was a kind of a cold February night. He's all kind of, you know, sauces in the blankets about to fall asleep. My mom was in the bathroom and goes, it's time.
Michele Cummins - PREC:After a whole event,
Curtis Pope:yeah. Yeah. And of course, back then, the good news is because I'm old, you know, Dad's enough sick around the hospital.
Michele Cummins - PREC:So you would like almost there. 50 years ago, we were like, Were you born? How long was your mom and labor?
Curtis Pope:Well, my mom was here. She'd say, since the moment I was born. Like your mom because I was not an easy child to deal with. Pretty good teenager.
Michele Cummins - PREC:Not an easy child. I
Curtis Pope:was. Well, I think if I was in school today, because they're really good at figuring out you know, various, you know, learning disabilities and things like that. I'm pretty sure I would be diagnosed with a DD not ADHD. I didn't quite have the hyper part. But my attention span was very short. And it did get me into a lot of
Michele Cummins - PREC:trouble. That's a positive thing. In a lot of ways.
Curtis Pope:It can be a superpower. Oh, yes.
Michele Cummins - PREC:Oh, yeah. Okay, so for your birthday, you have to then go back to the floor and where you were born? And actually, is it still a child unit? Like, is it still do they do that there? I don't know is it been a half a decade
Curtis Pope:I haven't been in St. Paul's hospital in a really, really long time. So go, that'll
Michele Cummins - PREC:be very nostalgic. Especially that hospital
Curtis Pope:because it's very old. It was old when I was born there. So that tells you remember
Michele Cummins - PREC:anything. Some people say they remember them, you know being their mother's womb. I've heard the stories. I heard that
Curtis Pope:as well. I funny enough, my oldest memory I remember Elvis dying. That's my oldest memory.
Michele Cummins - PREC:Wow. Wow, how long ago? Did that happen?
Curtis Pope:1977. You weren't born yet? Because you're 29 Yeah, that's right.
Michele Cummins - PREC:So yeah, very happy for your birthday. And then then, yeah, family days coming up. And everybody's seems like they've been out like gone on vacation. And a lot of people are wanting to look at properties. I've had so many requests to see properties on Sunday and Monday. It's it's crazy. So I've
Curtis Pope:been talking about the market a lot in the news and things like that, not just what we talked about. It's been talked about quite a bit and how the they there's a guy on on the other day on the news on like our five o'clock news, talking about how he feels we've hit the bottom as low as we're gonna go. This is that.
Michele Cummins - PREC:He's got the gut feeling. Yeah, yeah, I actually, second segment, we're going to talk about what the book is saying and what they're saying about the economy, the interest rates and everything going on this year. I know we talked about the barometer report last week. So but that's what this segment is going to be. Okay. Now, um, but in two weeks time, okay, I'm shopping. Michele Cummins - PREC:I'm going to be shopping my listings at the biggest conference for REMAX ever the 50 talk about 50 the 50th year anniversary, everything's like 50 this year, I
Curtis Pope:can't help but notice that I wasn't invited to this conference that we could do the show live from Vegas.
Michele Cummins - PREC:Oh my gosh, that's brilliant. That would be so fun
Curtis Pope:because we'd probably not be able to find each other or be in any condition to actually do the radio show at eight in the morning
Michele Cummins - PREC:on a Saturday at 8am You know what? I think that would be amazing roadshow come down come down to Vegas just do it
Curtis Pope:years ago many years ago that would be there was a there was a tour tourism thing they want to send down like three radio stations to broadcast from Vegas for you know, for like three days. And me and the two guys they were going to send was going to be a very, very bad idea. I wasn't that upset when it didn't go through? Because it was a good chance we would have woken up in Belize.
Michele Cummins - PREC:Okay, let's try to put our heads together because you know, Rogers owns you know, the station and what if because we are huge BC Children's Miracle Network supporters, myself and REMAX so what if and this is the actual I'm going to have my booth and I'm going to be giving out little gag let's call it some gag, some paraphernalia and I'm going to be shopping my listings and there's going to be there's over 8000 Realtors already registered for this event and it's the biggest one. Curtis Pope:they know better no again it's like if they would have sent the guys we would have just been so bad years ago another station I knew some guys that went there and guys weren't showing up for their chips they were like stealing room service from people
Michele Cummins - PREC:oh what like the room service is left outside of the door like after they already know that
Curtis Pope:your people like knocking or going room service they go tear note down the whole rabbit and go running back to their cars. Well, there's alcohol involved in a lot of things in Vegas.
Michele Cummins - PREC:Yes. And a lot of oxygen they pump in the hotels gets people crazy.
Curtis Pope:And yeah, guys will do stupid stuff. And in Vegas, it just amplifies.
Michele Cummins - PREC:It does everything amplifies. And there's an in and out down there.
Curtis Pope:There is there's two axes one the strip now and zipline
Michele Cummins - PREC:Yeah, that's gonna be fun. I'm doing that. And I'm gonna rent a motorcycle while I'm there. And I'm just gonna go to the grand grand canyon. I might do that after our show on Saturday. If we get to do our show that morning there anyways, we'll figure that out. But I'm very excited to do that. Because I love like, there's a lot of people that are moving back here that are Canadian that live abroad, and they're moving back here. So this is my opportunity to spread all the great listings I have around and to other referral agents. Now Vegas
Curtis Pope:was interesting, too, when they had the crash in the US it hit Vegas, I remember really hard because I was down there not too long after about 1011 years ago. And like houses were like worth half their value that people paid for them. Like that. And it was really tough. Yeah, around the Vegas area. I know a lot of places, but in particular Vegas got hit hard by that
Michele Cummins - PREC:it's been getting stronger. And they've been getting some new product in there. So that's really exciting because they've had a lot of you know, older product, which is also great nostalgia, but and something else, you know, we meet all the running the marathon or you know, I've never done one before, but I'm doing that. That that five and 5k race, whichever I told Richard he's all five. What did he say? I was like, No, it's five kilometers. And he thought it was he was going crazy. Like how long it is. Anyways, I got I'm just starting to practice and get ready for it, but we'll see how I do. But it's to raise money for the mission hospice society. So are you going to join me Curtis? No, I saw that

But this week, I wanted to share up an article in Better Homes and Gardens regarding how half of BCWS new condo apartments are investor owned. So quickly before we have to go on a break, investors scooped nearly half of the new condo supply in British Columbia. So Stats Canada data reveals that investor ownership of property using 2020 tax data isolating construction dates, we can see that investors focused primarily on new construction built in 2016 or later, big cities, small ones and even rural markets saw investors capture up to 90% of the recently constructed condo supply. And on that note, we'll have more when we get back from our break.

Hola Well, here we are. We're back with segment number two of the Cummins Real Estate Group show with Michelle Cummins and myself Curtis Pope. No, I think you're gonna continue on with the topic we started on there before the break. Yeah. Okay, so people are buying condos, but it's investment condos. Yeah.
Michele Cummins - PREC:And with the new rules as of January 1 2023, we there's no more rental restrictions on strata. So this is even going to be more so. So it's really hot market right now strata is and that might have to do with a lot of it. So BC is home to some of the priciest real estate in the world. But that isn't holding investors back. Nearly half of condos made from 2016 or later were investor owned in 20 2011. In Vancouver, where most of the building is concentrated. The share was similar. It was 48.1%. So just a tad bit under the overall so to the province wide. It's just a trend better than Ontario and Toronto, but not something that was seen before the global financial crisis sparked a low rate era. Our lovely listeners who we appreciate so much

Curtis Pope:It was it was a little, a little a little a little sugary sweet there. It was a little over the top.
Michele Cummins - PREC:Well, sometimes, where's my coffee?
Curtis Pope:That's the problem.
Michele Cummins - PREC:That is a problem. Okay, so this this, I wanted to say if they're going to have if you're if you have had situations where this has completely changed the forefront of your strategy, not even to mention the age restriction issue that's been happening issue I say because some people who buy a strata where they changed the age restriction. And they didn't get a possession date by the time that the strata ruled either against or for it. So they have to have a ruling in their AGM and they have to vote, three fourths of the owners have to vote either to go 55 Plus, if they were earlier age restriction, like 45 or 35, or 25. And if they don't push it through, if it doesn't get voted in, then all of a sudden they don't have a restriction. But what happens if they do push it through
Curtis Pope:the news the other day about a woman who just recently became pregnant? And oh, wow, they're trying to push her out, I guess, because they were putting the age restriction in. So and yeah, that was it's it's pretty awkward, awful story.
Michele Cummins - PREC:That is pretty tough. That is really tough, actually. Because, wow. But you know, it's up to the strata if they if they have a heart, even though we don't want like to say, you know, let them let them live there. Let them stay there. I always say, you know, again, I the government would have been nice if they would have put if you are in a contract by a certain date that you can't get out of, then you should be grandfathered. That's all I have to say on that.
Curtis Pope:You would think so. I mean, not to grandfather clauses are everywhere for a reason. Yeah,
Michele Cummins - PREC:exactly. And, yeah, so. Okay, so now let's talk about a topic about so I met with the, by the way, I met with two lawyers last week regarding auctions. Birthday, me this time, okay. No, it's not this time. But no, I met with the lawyer. A couple lawyers
Curtis Pope:probably have your husband and I'm just sweating right now. What do you mean she's meeting with lawyers?
Michele Cummins - PREC:And I was asking them about that about the whole, you know, what happens? What kind of stories do you have that's been going on? Is there any precedents that you know, any cases what's been happening there with regarding the age restriction and the and complications that have been arising due to it. So anyways, that's where that comes from. So, and I met with Alex cote a mortgage provider from the real source like he is an amazing guy and mortgage broker and people are too. Yeah, yeah, you know, oh, yeah, my
Curtis Pope:son is playing hockey with his son. I helped coach his kid years ago. Yeah.
Michele Cummins - PREC:Okay. So, um, you know him very well. And he, I was talking about, you know, who we were talking about mortgages and talking about business and all that, of course, and he was telling me how November December he did so many reverse mortgages. And so I wanted to bring up an article from Better Homes and garden about this because he has seen it all over and a lot of it and actually a few of my clients in the past few months, same thing. I've been hearing that they they're doing it as well. And I know you're trying to get your dad to do it, Curtis, but
Curtis Pope:I've been told them so you might as well. Yeah.
Michele Cummins - PREC:You know, because you know, people love their homes don't want to move out of their homes, and there's a lot of equity there. And but no, let's go to the article though. So the Canadian Canadian seniors are racking up reverse mortgage debt at a rapid rate. And this was exactly with what Alex was saying. Canadian homeowners aren't shy about cashing in on their windfall, especially seniors. regulatory filings at Canada's bank regulatory show reverse mortgage debt surged in November, exactly when Alex mentioned it started for his business. Despite rising interest rates, seniors haven't slowed down on the rush to cash out some of their home equity windfall. In fact, reverse mortgage debt has recently surged in growth with the debt rising at an unusual fast rate for any credit segment. So what is it reverse mortgage for those who don't know, reverse mortgages are loans dispersed as lump sum or regular payments secured by your home equity. It's similar to a home equity line of credit which is a HELOC. But the big difference is in repayment, you don't have to make regular payments or prove you have the debt service capacity. Generally speaking, reverse mortgages only require repayment in the event of a death of default or sale. This allows seniors to draw on the home equity they've earned without needing to sell or worry about repayments they generally can't afford on a fixed income. If you don't have a retirement fund. This is one way seniors are supplementing their lack of income. The catch is interest accumulates in the background, eroding the home's equity you've built up. These loans generally have higher interest rates than traditional HELOC or mortgage refinancing. Combined with the fact borrowers are seniors past their prime earning years, this situation is slanted towards not being able to pay it off. This will likely leave the borrowers with less equity than they expect at the end of their term or their kids with a smaller inheritance. So Canada's seniors have been on the reverse mortgage borrowing spree is what they're saying the outstanding balance Rose 5.9% in November compared to other debt segments. It's relatively small in total, but the growth rate makes it one of the fastest growing types of debt. Like all debt. By itself, a reverse mortgage isn't good or bad. It's a tool. Like any tool if used properly, it can be an asset, but when used recklessly, you can lose a limb on that note, let's check out the numbers. So the Canadian seniors Oh 6.7 billion in reverse mortgage debt. Canada's seniors have been on reverse mortgage borrowing spree. They have an outstanding balance that rose to 5.9% in November compared to all debt segments is relatively small, but the growth rate makes it one of the fastest growing and debt Canada's seniors. They are important to us and we need to protect them. And if they don't have regular income, the banks aren't giving them mortgages. So this this helps them this helps them just like the top property taxes we were talking about first. So monthly and annual growth were unusually fast in November, so monthly growth was the largest since October 2018. And a rate nearly 20 times that of regular mortgage debt. Rising nearly a third in just one year also makes annual growth unusual. It's a great once again, not seen since 2018. So that though part of that has to do with a change in reporting. Report reporting it The difference here is that we're seeing plain old growth just organically drive the trend. So now let's let's talk about Hmm, I've got two other topics I would love to talk about, but I'm wondering what time we have left for a little bit.

Michele Cummins - PREC:So let's just talk about my coming new listings and this awesome commercial auction that's coming up. So the new listings coming out next week, listen up, Sasquatch, detached corner, large lot property. It's two stories. It's got two living spaces. It's a seven minute walk to the gondola and the restaurant there. So this is a an investor stream as well as you can live there. You can vacation there, you can have a worker there live in it. Plus, you can Airbnb it, the zoning is great. It's got a hot tub, and the price is 1,150,000. Keep your eyes out for that one. I'm listing that this week, or next week. So another one, it's a double wide mobile with large fully fenced yard and a huge driveway for lots of parking. And it's in do need Roche area off Taylor road, and it has mountain views. It's a three bedroom, one bathroom, and it's priced around 200k. And that's under assessed value, almost 1500 square feet in size. And I do have a lender who has a bank that will finance mobile homes in parks. So if you have a 50% or so to put down, you should be all good. Not very close to the entry but close enough to it to where you're back off the road. But yeah, it's a really good, good place and allows dogs dogs anyway. So going back to the auction see I do need my coffee. So I've got this amazing Woodside in and it's got a commercial space, you can have a restaurant that diner you can sell what have its retail, the zoning is open. It's got lots of options. It's a future commercial zoning. It's got four motel rooms. If you built the second story on it. Oh my gosh, the views are outstanding there. It's right on Mount Woodside. It's a perfect location.
